ALTA/NSPS Land Title Surveys are detailed surveys typically required for commercial real estate transactions, financing, title review, and development due diligence. These surveys identify boundary lines, easements, rights-of-way, improvements, access, encroachments, utilities, and other matters affecting the property.

Boundary surveys establish or retrace the legal boundaries of a property based on record documents, existing monuments, physical evidence, and applicable surveying principles. These surveys are commonly used for property purchases, fence or wall construction, resolving boundary questions, development planning, and setting or replacing property corners.

We assist landowners, developers, engineers, and municipalities with the surveying components of land divisions, subdivisions, lot splits, and plats. This work may include boundary analysis, preparation of subdivision plats, legal descriptions, easement documents, and coordination with local jurisdictions through the review and approval process.

Topographic surveys collect the existing ground elevations, improvements, utilities, drainage features, and other site conditions needed for engineering design, planning, and permitting. We also provide UAV aerial surveying where appropriate, allowing efficient collection of high-resolution imagery, surface data, contours, and mapping for larger or more complex sites.

Easement and right-of-way services include the preparation of exhibits, legal descriptions, and survey support for access, utilities, drainage, roadway, and other property rights. These services help clearly define the location and extent of rights granted, reserved, acquired, or abandoned.

Construction layout, also known as construction staking, transfers approved plans from the design drawings to the ground so contractors can build improvements in the correct location and at the correct elevation. Typical staking may include buildings, utilities, roadways, grading, curb, drainage features, property lines, and other site improvements.
